Grassroots Palmerston North Rescue Helicopter

I’m proud to be a member of Middle Districts Lions Club and being able to raise funds to support our local rescue helicopter service. These people operate a fantastic service for our region and have saved many lives over three decades. On a recent visit to the Hospital hangar to meet staff from Grassroots Trust President Chris and I witnessed an emergency call out. These guys are true professionals and were airborne within five minutes.

I am looking at selling my home. What should I do before listing it and what are the mistakes I need to avoid.

Selling your property requires a strategic plan. It is critical for you to avoid making any errors. As an agent with thirty years experience these are my recommendations to avoid the potholes.

Agent selection: Choosing the best agent for you is paramount in the sale process. Research and interview several agents to assess their experience and track record in your area, their marketing strategies, and ask for testimonials. You will be working closely with them so choose someone you gel with and have a good rapport. Real estate is about people and your agent needs to be a good communicator and a proven negotiator.

Accurate pricing: Incorrect pricing is a common error. Buyers are savvy and will already have searched sales in your area. Your agent will be able to provide current sales statistics to reassure you where the market value for your property sits.

Presentation: Neglecting your property’s presentation will discourage potential buyers. De clutter the interior and pack everything you don’t use on a daily basis. Buyers need to visualize where their furniture and belongings will fit and any clutter will put them off. Clean inside and out and do any maintenance jobs. The aim is to create an inviting homely atmosphere. First impressions do count. Stand at the street frontage and decide if you are the buyer what first impression you get. Is it exciting and attractive.

Marketing: Ineffective marketing will limit exposure and the number of buyers. In the current market there are various options including marketing with or without a price indication. Seek your agents advice on all the options and choose the option which best suits you and your budget. Keep in mind the price range of your property when setting the budget. Professional photography, various digital and social media platforms will ensure your property is in the spotlight and not in the shadows and don’t need to cost a fortune.

Disclosure: Failure to disclose known defects or history that a buyer would want to know is critical. Complications are in no ones interest and are easily avoided with honesty and transparency. Ask yourself if I was the buyer what would I want to know before I purchase. The Real Estate Act is stringent so disclose to your Agent whatever is necessary to avoid any potential issue that may affect achieving a sale. Selling your home can be stressful but remember any stress you feel as a seller is likely also felt by the buyer. Finally rely on your agents skill and advice to achieve you a successful sale.

Come and visit spectacular Himatangi Beach this summer. The sun is out, the water’s warm and the takeaways are great or you can spend a night at the Cossie Club with friends. The restaurant meals are excellent and you are always welcomed with a smile by the friendly staff.

The playground has BBQ’s, a skate park, flying fox and tennis court to entertain the family.
